List Your House During the Holidays, Yes or No

With the holidays fast approaching, sellers often wonder if they should keep their property on the market or take it off. Or if they are thinking of listing, should they list now, or wait until spring? Conventional wisdom said that you should not consider selling your home during the holidays. Potential homebuyers were too preoccupied planning parties, shopping, planning vacations, etc. But with the internet, smartphones, tablets, our always on lifestyle, the conventional wisdom, isn't relevant any longer. The reality is, the home buying season is year round. Today's buyers never stop looking online. Serious buyers are always looking, with the holidays no exception. They may checkout a listing on a mobile app, before bed, or while waiting for a school program to start. Despite our always on lifestyle, many sellers still believe that buyers can't be bothered to look for a home during the holidays. Some sellers that have had their property on the market, take them off during the holidays. For this reason, there is less competition, at a time when motivated buyers are out there looking. If you've been considering selling, are motivated, are flexible on timing, and have a home that truly sparkles, there is still a window of time to get buyers into your home before the end of the year. Those buyers flipping though listings, will be excited to see something new. Especially if there is a lack of good listings in their area. Take advantage of less competition, and don't be afraid to list. If you want an idea of your property's value, a pre-listing appraisal can be a good idea.
