Boivin Appraisals, Inc. provides honest and ethical appraisals for Dupage County

Boivin Appraisals, Inc. upholds the highest professional ethics

We consider what we do as a profession. The rigors of becoming a licensed appraiser have become more difficult than ever in the past. So it goes without question in this day and age that real estate appraisal can certainly be called a profession rather than a trade. In our field, as with any profession, we have a strict ethical code.

An appraiser's chief obligation is to their client. Generally, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. Consequently, appraisers are typically restricted to only disclosing their findings to their clients, so as a homeowner, if you want to obtain a copy of an appraisal report, you generally should obtain it via your lender and not the appraiser.

Other responsibilities include numerical accuracy depending on the assignment's nature, attaining and keeping a particular level of competency and education, and the appraiser must conduct him or herself as a professional. Maintaining high ethics is standard operating procedure for us at Boivin Appraisals, Inc..

Appraisers may often have fiduciary responsibilities to third parties, including homeowners, both sellers and buyers, or others. Typically the third parties are specifically defined in the appraisal report. An appraiser's fiduciary role is only to those parties who the appraiser knows, based on the scope of work or other written parameters of the assignment.

Boivin Appraisals, Inc. has worked hard for its reputation for completing appraisals with the highest of ethics. To learn more, contact us.

Appraisers also have rules outside of boundaries of with whom we share information For example, appraisers must store their work files for at least five years - something else Boivin Appraisals, Inc. takes very seriously.

We meet or exceed the industry standards and rules set in place for ethics. We won't accept anything less from ourselves. Working on assignments based on contingency fees is not something we can consider. In other words, we are not able to agree to do an appraisal report and collect payment on the contingency of the loan closing. It should be obvious that inflating a value to achieve what amounts to a bigger paycheck is unethical! We set ourselves to a higher standard.

Finally, the Uniform Standards of Professional Appraisal Practice also defines a violation in ethics as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can be at ease knowing we are going above and beyond to get you an accurate home or property value.

When you engage Boivin Appraisals, Inc., we'll make sure you're getting the professional service you expect along with the business principles we're known for.
